A Strategic Focus
Core Property Capital’s strategic focus is to develop, purchase, invest in and joint venture retail, office and multi-family assets. Our approach is outlined below:
- Working with banks to strengthen their collateral by: introducing a stronger borrower; investing new equity; having capacity to make future capital investments in the property; and ultimately convert the loan from non-performing status to performing status
- Partnering with existing borrowers to invest new equity in projects. Goal is to get existing borrower off the recourse, create liquidity, recapitalize project and get lender to recast new financing.
- Working with financial equity investors to replace failed operating partners with a strong, well-capitalized operator that has experience taking over difficult situations.
- Purchasing retail, office and multi-family properties using opportunistic strategies to unlock value not leveraged by previous owners.

Retail (Continental US) – 50,000 SF to 1M SF
Office (Southeast) – 30,000 SF to 100,000 SF
Multifamily (Southeast) – 150 plus units - New Development Deals Anchored retail projects throughout the Continental US. In particular, we are focused on projects anchored by Target, Kohls, Best Buy and other best in class anchors.
